Need a new office space in Phoenix

Does anyone have recommendations as to what are requirements for finding an office space for a small screen printing business? We have two rotational screen printers. We are currently in a small facility but would like something bigger with an office. I am very new to this business and do not know everything I need in a facility to tell the realtor.
